Terri Harrison - Century 21 Sales Associate Forecast Good for Canmore’s Resale Market
 The Canmore housing market is recording strong sales after two years of a slow moving “buyers market”. That market is quickly changing to a “sellers market”.Driven by today’s low interest rates, confidence in the real estate market and a shortage of supply of new homes.
The number of building lots has dwindled with only a few lots left in Eagle Terrace, one south Canmore lot on 1 Street and a few R1B in the Avens. The new lots brought on in Silvertip are large estate type lots in a private neighbourhood. The new Three Sisters Creek subdivision is exciting, but there are already many reservations in place with each builder. These lots start at $160,000.00 plus GST. The lots are zoned R1B and approved for Vacation Home Rentals.
This shortage of land at this time will create an excellent market for the resale home in good locations. Many of these homes have solid structures, but are in need of some TLC and updating. Buyers will now stop to take a look at what a thorough cleaning, painting, replacing of flooring, fixtures or appliances will do for a home.
Electrical, plumbing or structural problems tend to be the most costly to deal with.
Ask your Realtor to recommend a qualified home inspector who can truly ascertain any of these concerns.Make sure you factor these costs into your pricing.I recommend a Home Inspection before you list your home so there are no surprises or expenses when you receive an offer from a qualified buyer. If a Home Inspection is not available I advise my purchasers to arrange for one to be done prior to purchasing the property.
